Enterprise Research Campus (ERC)
Residential/Hotel
- On Saturday, October 12, a mobile crane will be set up and working on two sides of the hotel to load and unload equipment and materials. Crews will be working on exterior walls and windows at the mid-rise and high-rise residential buildings.
- The high-rise building has topped off at level 18.
- The mid-rise residential building has topped off at their mechanical penthouse at level 9.
- Windows, exterior sheathing, framing and waterproofing are being installed on the residential buildings.
- Exterior curtain-wall panels are being installed at the hotel.
- Other smaller concrete operations continue.
- Spray-on fireproofing is underway at the hotel.
- MEP work is ongoing.
Laboratory and Office Buildings.
- On Saturday, October 12, masons will be working on the lower level of the buildings. Small deliveries may take place
- State police-escorted oversize trucks will deliver HVAC equipment on October 16, 17 and 18 at 5 a.m. The tower crane will be used to unload the trucks after 7 a.m.
- The site’s two tower cranes are operational. They are designed to move or “weathervane” in the wind.
- Exterior curtain-wall panels are being installed on the west building.
- Concrete operations continue with deck placements on the upper floors on the east building.
- Both east and west buildings structural steel have topped off.
- Roofing activities are underway.
- Spray-on fireproofing continues.

Greenway
- Bulk excavation continues using trucking offsite or intermodals delivering material for rail transport to the Beacon Yard through the haul road, all inside the site
- Backfilling, involving trucks of clean soil entering the site, is underway.
Treehouse Conference Center
- Mass timber installation will take place on Saturday, October 12.
- Mass timber installation continues throughout the week with a crane operating.
- MEP activities are taking place on level one.
- Preparation for façade installation is underway
Waterline Installation and Sewer Work on Western Avenue
- The ERC team is working with the City, Boston Water and Sewer and Harvard to replace a 12-inch waterline with a larger 16-inch waterline from Hague to Milestone streets on Western Avenue.
- The replaced waterline is installed.
- Sewer tie-in work will take place at Trotting Avenue on Monday through Thursday nights from 7 p.m. to 5 a.m. Occasional daytime paving may take place on Saturdays.
- Crews will be paving a section of backfilled trench on Saturday, October 12 from 7 a.m. to 3 p.m.
- Pedestrians will shift to the Harvard Business School side of the road and cyclists will share the road during these activities.
- Throughout the week during the day shift, crews will be installing hydrants in front of the hotel and Treehouse and near Hague Street. The shared bicycle and pedestrian path will be open.
Building Mock-Ups
- Building mockups are on the corner of Hague and Rotterdam Streets.
Eversource Conduit Project
- Eversource duct bank installation by G. Greene Construction is underway along Western Avenue after hours, typically from 8 p.m. to 5 a.m. This public utility work is not under the supervision of ERC.
Milestone Thermals
- Duct bank installation and manhole work will continue at the Greenway.
General
- The projects’ work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m.
- Saturday work is scheduled to take place starting at 7 a.m.
- Hoists (exterior construction elevators) are operating on the residential, hotel and lab buildings.
- Intermittent use of power trowels for concrete finishing and layout for concrete placement may take place after 6 p.m.
- Drones will be in use bi-weekly to monitor construction progress on site.
- Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
- Flights are weather dependent and are scheduled one weekday morning alternating weekly.
- A drone flight is scheduled for Thursday, October 17 at 7 a.m.
North Allston Storm Drain Extension Project (NASDEP)
The NASDEP, a project designed for Boston Water and Sewer Commission (BWSC) to alleviate the inundated existing storm water systems in North Allston, continues with enabling work on the ERC site.
- Drainage structure A11 work is completed.
- Moving the dewatering system and finalizing the grading is finished.
- Interior barriers on Trotting Avenue will be relocated.
92 Seattle Street
Renovation is finishing up for reuse of this Harvard building.
- Floor repairs are expected to occur.
- Final grading and landscaping are underway.
- Punch list items remain ongoing.
- Inspections are ongoing.
- Paving is done on the east side

- Waiting for location approval for stop sign reinstallation.
- Roof work continues.

175 North Harvard Street, 100 South Campus Drive
The following is an overview of the work taking place at the 175 North Harvard construction site at the future location of the new Harvard University affiliate housing building and American Repertory Theatre (ART):
- The structural steel phase of the housing project is ongoing with decking and detailing continuing through late December. Steel beams deliveries are offloaded and installed using the tower crane. Crews are working on level 6 and 7. Level 8 and 9 will start at the end of October. Mechanical, electrical, and plumbing trades are working on site. Rebar installation continues as well as exterior waterproofing. Three concrete deck placements can be expected each week this month during regular work hours – some finishing work may extend beyond 6:00 p.m. depending on weather conditions. A pump truck will be present on South Campus Drive during concrete pours. The contractor is grading and prepping an area for the temporary construction hoist. Work includes sitework, rebar, and concrete. The hoist is expected to go up by November 18. Crews are also fireproofing at the garage level. This work will be progressing up the building next week.
- As the building grows in height, there is an increase in personnel on upper floors and on exterior staging.
- The tower crane will be in use for the next three months during normal working hours and will be placed in weathervane mode with safety lighting turned inward at the end of every shift. • Wheel washing and street sweeping continues to ensure soil is not being tracked through the neighborhood streets.
- Neighbors can anticipate several road closures on South Campus Drive in support of concrete operations to allow for concrete pump placement and site access. All pours are anticipated to take place on weekdays during normal working hours with the road being returned at the end of each day. All signage and details will be provided to divert traffic as needed.
- Within the next few weeks, additional work will include concrete deck placements on levels four through eight, installation of material hoist and common tower (week of October 21), and exterior building wrap to retain heat (late October).
- On the new American Repertory Theater (ART) work site, a mix of excavating, backfilling, placements, footings, and walls continues. Excavation for footings and concrete operations continue with regular concrete placements. Curtainwall (the non-structural exterior building covering) is ongoing and followed by work on the brick façade. Structural slab placements continue at the lower level. On the east side, crews are starting underground electrical with placements every couple of days. Concrete placements will continue through November, with an early start necessary during the week of October 28. Structural steel will be arriving on site at the end of November.
- Please note, a large slab on grade placement is scheduled for next week on Thursday, October 17, or Friday, October 18. Because of the size of this placement, it is necessary to start work earlier than usual. The pump trucks will be set up at 5:30 a.m. and concrete trucks will begin arriving through the gate at the corner of South Campus Drive and Western Ave at 6:00 a.m. Finishing work may last until 8:00 p.m. The project team appreciates our neighbors’ patience and understanding during this necessary work.
- Ivy Lane utility work on the 12-inch drain line tie in and the 6-inch sewer tie is finished. Plates are placed over the water line taps until testing is complete. Ivy Lane will be patched and paved by end of next week. Upon completion, replacement of brick pavers will be completed on the sidewalk.
- Work continues on the building mock-ups to review design and constructability across North Harvard Street. At the ART mockup, crews are installing window and curtain wall system. Brick work and wood plating continues. Painting and caulking are complete. Adjustments continue intermittently on the housing mockup.
- The job sites will be closed on Monday, October 14, in recognition of Indigenous People’s Day.
- Miscellaneous steel and concrete work will be taking place on the next two Saturdays, October 12 and 19, on the new Harvard University affiliate housing building.
- The project’s regular work hours are Monday through Friday, 7:00 a.m. and 6:00 p.m. and Saturdays as permitted by the City of Boston from 7:00 a.m. to 6:00 p.m.
210 North Harvard Street
- Eversource or Verizon will remove an old pole and power line.
- Sign is up for the new Bakery which is set to open in mid-October.
114 Western Ave
- An office fit out project for the HALC suite on the 3rd floor is scheduled for completion on October 18.
168 Western Ave
- Shawmut continues interior work at times impacting the Swiss Bakers operation.
- Enabling interior work continues this week during normal working hours 7 am – 3 pm.
- A fence has been installed to capture the construction area.
304 Western Ave
- A roofing project was mobilized last week and will go through October 18.
- Most of the work will go through the loading dock area.
55 Antwerp St
- The design for sidewalk work is finished.
- Mobilization will be on October 11.
- Demolition of the sidewalk and fence will start next week.
Soldiers Field Garage Masonry Repairs and Office HVAC Replacement
- Masonry repairs have finished at the Soldiers Field Park Garage. Brick repair and washing continues this week.
- Panel placement continues.
- The HVAC Project in the Transportation is close to completion.
