Enterprise Research Campus (ERC)
As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference.
Residential/Hotel
- On Saturday, October 19, crews will be working on exterior walls and windows at the mid-rise and high-rise residential buildings.
- The high-rise building has topped off at level 18.
- The mid-rise residential building has topped off at their mechanical penthouse at level 9.
- Windows, exterior sheathing, framing and waterproofing are being installed on the residential buildings.
- Exterior curtain-wall panels are being installed at the hotel. A mobile crane is on site twice a week to unload panels.
- Other smaller concrete operations continue.
- Roofing activities are underway.
- MEP work is ongoing.
Laboratory and Office Buildings.
- On Saturday, October 19, duct work deliveries will take place with an operational tower crane. Interior masonry and other work will also be underway.
- State police-escorted oversize trucks will deliver air handlers on Monday, October 21 at 5 a.m. The tower crane will be used to unload the trucks after 7 a.m.
- The site’s two tower cranes are operational. They are designed to move or “weathervane” in the wind.
- Exterior curtain-wall panels are being installed on the west building.
- Deck placements are complete in the east building with smaller concrete operations continuing.
- Both east and west buildings structural steel have topped off.
- Roofing activities are underway.
- Spray-on fireproofing continues.
- MEP work is ongoing.
Greenway
- Bulk excavation has slowed down.
- Some backfilling may take place, involving trucks of clean soil entering the site.
Treehouse Conference Center
- Mass timber installation and interior pluming will take place on Saturday, October 19.
- Mass timber installation continues throughout the week with a crane operating.
- MEP activities continue.
Waterline Installation and Sewer Work on Western Avenue
- Sewer tie-in work is taking place at Western and Trotting Avenue on Saturday, October 19.
- Pedestrians will shift to the Harvard Business School side of the road and cyclists will share the road during these activities.
- Throughout the week during the day shift, crews will be installing hydrants in front of the hotel on Hague Street and removing the bypass waterline. The shared bicycle and pedestrian path may intermittently be closed.
- The ERC team worked with the City, Boston Water and Sewer and Harvard and replaced a 12-inch waterline with a larger 16-inch waterline from Hague to Milestone streets on Western Avenue.
Building Mock-Ups
- Building mockups are on the corner of Hague and Rotterdam Streets.
Eversource Conduit Project
- Eversource duct bank installation by G. Greene Construction is underway along Western Avenue after hours, typically from 8 p.m. to 5 a.m. This public utility work is not under the supervision of ERC.
Milestone Thermals
Duct bank installation and manhole work is complete.
General
- The projects’ work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m.
- Saturday work is scheduled to take place starting at 7 a.m.
- Hoists (exterior construction elevators) are operating on the residential, hotel and lab buildings.
- Intermittent use of power trowels for concrete finishing and layout for concrete placement may take place after 6 p.m.
- Drones will be in use bi-weekly to monitor construction progress on site.
- Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
- Flights are weather dependent and are scheduled one weekday morning alternating weekly.
- A drone flight is scheduled for dusk on Friday, October 18.
North Allston Storm Drain Extension Project (NASDEP)
The NASDEP, a project designed for Boston Water and Sewer Commission (BWSC) to alleviate the inundated existing storm water systems in North Allston, continues with enabling work on the ERC site.
- Drainage structure A11 work is complete.
- Relocating soil stockpiles this week.
- Interior barriers on Trotting Avenue will be relocated.
92 Seattle Street
Renovation is finishing up for reuse of this Harvard building.
- Floor repairs are expected to occur.
- Final grading and landscaping are underway.
- Punch list items remain ongoing.
- Inspections are ongoing.
- Paving is done on the east side.
- The fence is down.
- Waiting for location approval for stop sign reinstallation.
- Roof work continues.
- Handrails will be delivered and installed in December.
- A ladder will be placed in December.
- Work hours will be Monday through Friday, 7 a.m. to 3 p.m.
175 North Harvard Street, 100 South Campus Drive
The following is an overview of the work taking place at the 175 North Harvard construction site at the future location of the new Harvard University affiliate housing building and American Repertory Theatre (ART):
- The structural steel phase of the housing project is ongoing and should be complete by Thanksgiving. Decking and detailing continues through late December. Steel beams deliveries are offloaded and installed using the tower crane. Crews are working on level 6 and 7. Level 8 and 9 will start at the end of October and levels 10 and 11 will follow. Mechanical, electrical, and plumbing trades are working on site. Rebar installation continues as well as exterior waterproofing. Crews are also fireproofing at the garage and first floor levels. This work will be progressing up the building next week.
- Neighbors can anticipate several road closures on South Campus Drive in support of concrete operations to allow for concrete pump placement and site access. All pours are anticipated to take place on weekdays during normal working hours with the road being returned at the end of each day. All signage and details will be provided to divert traffic as needed.
- Three concrete deck placements can be expected each week this month during regular work hours – some finishing work may extend beyond 6 p.m. depending on weather conditions. A pump truck will be present on South Campus Drive during concrete pours. Within the next few weeks, additional work will include concrete deck placements on levels four through eight, and exterior building wrap to retain heat (late October).
- The housing contractor is grading and prepping an area for the temporary construction hoist. Work includes sitework, rebar, and concrete. The hoist is expected to go up by November 18.
- As the building grows in height, there is an increase in personnel on upper floors and on exterior staging.
- The tower crane will be in use for the next three months during normal working hours and will be placed in weathervane mode with safety lighting turned inward at the end of every shift.
- Wheel washing and street sweeping continues to ensure soil is not being tracked through the neighborhood streets.
- On the new American Repertory Theater (ART) work site, a mix of excavating, backfilling, placements, footings, and walls continues. Excavation for footings and concrete operations continue with regular concrete placements (an early morning one on Friday, October 18). Structural slab placements continue at the lower level. On the east side, crews are working on underground electrical with placements every couple of days. Concrete placements will continue through November. A concrete slab placement will take place at the end of next week with another placement targeted for the first week of November. Structural steel will be arriving on site at the end of November.
- Ivy Lane utility work is finishing up with testing, removing plates, patching and paving the road where the new domestic water and fire pipe lines are located.
- Work continues on the building mock-ups to review design and constructability across North Harvard Street. At the ART mockup, small light fixture work took place this week. Adjustments continue intermittently on the housing mockup.
- Miscellaneous steel and concrete work will be taking place on the next two Saturdays, October 19 and 26, on the new Harvard University affiliate housing building. At the ART building site, a subcontractor is scheduled to work this Saturday, October 19, from 7 a.m. to 3 p.m. backfilling electrical conduits at our south side foundation area along Ivy Lane.
- The project’s regular work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays as permitted by the City of Boston from 7 a.m. to 6 p.m.
- On Monday and Tuesday, October 21 and 22, the 201 Western Avenue lot will be shifting and moving large trailers which will result in a number of coned off parking spaces.
210 North Harvard Street
- Eversource or Verizon will remove an old pole and power line.
- Sign is up for the new Bakery which is set to open in October.
114 Western Ave
- An office fit out project for the HALC suite on the 3rd floor is scheduled for completion on October 18.
168 Western Ave
- Shawmut continues interior work at times impacting the Swiss Bakers operation.
- Enabling interior work continues this week during normal working hours, 7 a.m. – 3 p.m.
- A fence is installed to capture the construction area.
304 Western Ave
- A roofing project was mobilized last week and will go through October 18.
- Most of the work will go through the loading dock area.
55 Antwerp St
- Demolition of the sidewalk and fence is underway.
- Completion of this project will be at the end of the month.
Soldiers Field Garage Masonry Repairs and Office HVAC Replacement
- Masonry repairs have finished at the Soldiers Field Park Garage. Brick repair and washing continues this week.
- Panel placement continues.
- The HVAC Project in the Transportation is close to completion.
- The final punch list items remain ongoing.
