Enterprise Research Campus
As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference.
Residential/Hotel
Weekend Activities
- On Saturday, August 23, many activities will be taking place including paver install near the high-rise residential building with several boom lifts operating and workers on staging for panel installation. First floor work will take place in the hotel. Elevator and miscellaneous interior work are ongoing in hotel with punch-list work in the high-rise building.
- On Sunday, August 24, at the high rise building 12 workers will be installing panels in the former hoist area and another 25 workers will be installing pavers, planters and more. Inside the high rise two workers will be in the elevators and hotel, a crew of five working in elevator shafts. Six painters will be working in the highrise.
Weekday/Night Activities
- Trotting Avenue is open to the public as the midrise and highrise residential buildings (Verra) begin to be occupied.
- Crews are scheduled to work during the day and in the evenings at the high-rise, exterior façade from 7:00 a.m. to 7:00 p.m. on swing staging the former hoist area.
- Paver activities continue.
- Punch list work is finishing in the midrise and continuing in the highrise.
- Testing and inspections will be ongoing in preparation for a temporary certificate of occupancy in late September in the hotel. Other hotel activities include:
- Ground floor work including soffit panel installation using lifts
- Elevator installation and start up activity
- Finishing one topping slab concrete placements
- MEP work
- Framing, drywall and bathroom installation

Weekend Activities
- On Saturday, August 23, roofing activity, level 1 exterior and south side site work will be underway. Interior drywall, elevator work and MEP work in the penthouse as well as miscellaneous clean-up activities will occur.
- On Sunday, August 24 no work will take place.

- Boom and scissor lifts are active around the perimeter of the buildings.
- Level 1 soffit and exterior work is underway.
- Smaller concrete operations continue.
- Roof and terrace activities including paver install are underway.

Treehouse Conference Center
Weekend Activities
- On Saturday, August 23, wood panel and façade installation and some roof activities will take place. Crews will be installing pavers. Interior work includes flooring, ceilings, elevator and miscellaneous work including MEP activity.
- On Sunday, August 24, approximately 30 workers will be on site including two roofers and those doing interior elevator, ceiling, electrical and other miscellaneous work.

- A site crew will be excavating to place stone, shallow utilities and pavers from 5:00 p.m. to 10:00 p.m.
- Wood trim panels and other façade installation continue two shifts from 7:00 a.m. to 10:00 p.m.
- Roof detail activities continue.

- Building systems start-up, testing and inspections in preparation for temporary certificate of occupancy in late September are underway.

Streetscape and Western Avenue
Weekend Activities
- On Saturday, August 23, stone layers will be set on Trotting Avenue.
Weekday Activities
- Footings and slab concrete placement on Trotting Avenue, north of the loading dock.
- Structural soils placing and irrigation and stone reservoir work will take place along Milestone St.
- Temporary lighting pole and trenching work continue inside the fence along Western Avenue.
Building Mock-Ups
- Building mockups are on the corner of Hague and Rotterdam Streets.
Eversource Conduit Project
- Eversource electrical manhole work and splicing continues along Western Avenue and at Trotting Avenue. This public utility work is not under the supervision of ERC.
General
- The projects work hours are Monday through Friday, 7:00 a.m. and 6:00 p.m. and Saturdays/Sundays/off hours as permitted by the City of Boston from 7:00 a.m. to 6:00 p.m.
- Drones will be in use bi-weekly to monitor construction progress on site.
- Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
- Weekly flights are weather dependent and are scheduled one weekday morning.
- Drones are scheduled to fly on Tuesday, August 26 at 9:00 a.m. and Thursday, August 28 at 3:00 p.m.
175 North Harvard Street Project
The following is an overview of the work taking place at the 175 North Harvard construction site at the future location of the new Harvard University affiliate housing building and American Repertory Theatre (ART):
- Exterior swing staging and a scaffolding lift system are set up on the buildings to assist with curtainwall installation and masonry. Ramp removal will take place next week which will allow crews to continue on the scaffolding on north side of the building. Scaffolding is being installed on the west corner and is complete inside the courtyard. Some swing staging is being removed this month. Multiple masonry crews are working on all sides of the building. Brick work is expanding around the building and brick deliveries have increased. Brick topping off on the mid-rise and south side is expected mid-September. Mechanical, electrical, and plumbing trades continue working on multiple levels. Interior fit outs and framing continues throughout the building. Miscellaneous deliveries to the hoist will continue. Elevator installation remains ongoing in the north tower. Finish work on the lower floors has started. Drywall work continues and dry wall deliveries take place on Tuesdays and Thursdays from 3:00 p.m. to 6:00 p.m. and on Saturdays, throughout the summer. Interior framing is ongoing. Small utilities inside the site continue. Roofing installation is ongoing. The 14-story roof is ongoing. Exterior roof work includes one more crane day on Monday to finish unloading the material for the 14-story roof. Window installation continues. Smaller concrete placements continue. Finishes on the lower floors are ongoing. The bike storage room will begin in the fall. Topping off on the mid-rise and south side is expected in mid-September.
- South Campus Drive will be closed to vehicles periodically between 7:00 a.m. to 4:00 p.m. during the week of August 25, to provide for crane access to the roof. The road will be open to traffic each day after 5:00 p.m.
- Access to Ivy Lane for the general public and the Continuum, Sloane’s, and Trader Joe’s deliveries will be a priority. If necessary, construction delivery vehicles will be diverted until they can unload in a way that does not impede traffic on Ivy Lane.
- When South Campus Drive is closed, all traffic leaving the Continuum and Trader Joe’s parking garage will be instructed to make a right turn only out of the garage. Signage will be provided to divert traffic as needed, and police details will be on site to provide assistance. The signage will be covered after the end of each shift so vehicles can use South Campus Drive.
- A light pole has been removed along the walking path adjacent to McCurdy Track along South Campus Drive to provide truck turn radius access for trailers.
- Wheel washing and street sweeping continue to ensure soil is not being tracked through the neighborhood streets.
- On the new American Repertory Theater (ART) work site, mass timber installation continues along with wood deliveries. Work continues on the front sections of the building closest to North Harvard Street . Two of the three back sections are getting weather tight. Roofing is underway on all sections and will be wrapping up soon on two of the three back sections of the building. Roofing materials are delivered by crane once per week. Additional trades are on site for masonry work, roof level parapet work, and slab on deck pours. Mechanical system work is ongoing with equipment on site. All mechanical, electrical, and plumbing trades are mobilized. Drywall work is taking place. Exterior façade work is underway. Brick scaffolding started two weeks ago. Mass timber on the building’s mid-section facing North Harvard will continue for another two weeks after which the contractor will start working on the front section of the building closest to Ivy Lane. Staging is up to support the brick façade work. Curtain wall work will begin at the end of the month on the section of the building closest to Harvard’s track.
- A police detail is assigned to North Harvard Street/South Campus Drive to help facilitate mass timber trailer deliveries. Wood protection trades and mechanical systems installation continues as mass timber gets installed.
- Drones are flying over the site on a bi-weekly basis to capture project progress. The next drone flight is scheduled for Wednesday, August 27 at 11:30 a.m.
- Work will be taking place at the affiliate housing building on Saturdays, August 23, and August 30, to work on exterior wall sheathing, interior framing, mechanical, electrical, and plumbing work, and masonry. This work is dependent on the weather. Some Saturday work can be expected each week going forward.
- A crew at the ART project will be working on mass timber and exterior storm drain work on Saturday, August 23. Saturday work is expected through the winter.
- There will not be any Sunday work on either job site this week.
- No work is currently taking place at the ART building mock-up across North Harvard Street.
- The project’s regular work hours are Monday through Friday, 7:00 a.m. and 6:00 p.m. and Saturdays as permitted by the City of Boston from 7:00 a.m. to 6:00 p.m.
- Off-hours water management may be needed for the ART mass timber roofs and structures during and after rain events.
North Allston Storm Drain Extension Project (NASDEP)
The NASDEP, a project designed for Boston Water and Sewer Commission (BWSC) to alleviate the existing inundated storm water systems in North Allston, continues with enabling work on the ERC site.
- South of Science work between Rena Path and Rotterdam Street will continue this week.
- Science Drive is narrowed with new line striping indicating the lanes. Restoration will take place later in September.
- Backfilling operations intermittently occur.
- A CCTV camera inspection of the system is under review.
- The temporary drainage bypass system is operating and will be removed pending
camera results. - A generator and motorized dewatering equipment operate on site.
92 Seattle Street
- Project has received a COO.
- East ramp repair work is underway and will be completed in August.
- Flooring contractor will mobilize during Harvard’s winter break.
- Interior signage is ongoing and a permanent exterior sign will be completed in the near future.
210 North Harvard Street
- Eversource or Verizon will remove an old pole and power line.
- The bakery Sofra is open.
168 Western Ave
- National Grid has completed the gas pipe connection and is restoring the sidewalk.
- All the Swiss Bakers kitchen equipment from 9 Travis Street to 168 Western has been relocated.
