Weekend Activities

  • On Saturday, December 6, hotel work in the lobby and bar will be underway. Garage clean-up work is underway.
  • On Sunday, December 7, six carpenters will be working in the lobby of the hotel.  

Weekday/Night Activities

  • Trotting Avenue is open to the public as the midrise and highrise residential buildings (Verra) continue to be occupied.
  • Podium work is being inspected between the buildings.
  • Generators and heaters will be used while crews waterproof underground tanks for recaptured water.
  • The hotel has its temporary certificate of occupancy.
  • Punch list work continues in the midrise, highrise and hotel.
  • Some elevator work continues in the hotel and garage.
  • Garage clean-up and finish work is underway.
  • Furniture and other operator supplies continue to be delivered to the hotel.

Laboratory and Office Buildings
Weekend Activities

  • On Saturday, December 6 terrace, exterior level 1 hardscape, penthouse mechanical, elevator, interior lobby and miscellaneous work will be underway. 
  • On Sunday, December 7, four electrician programmers and ten elevator installers will be working.

Weekday Activities

  • Preparation and clean-up for testing and inspections will be ongoing. Boston Fire Department tests including fire-alarm testing may be scheduled off hours and may generate some noise.
  • Elevators are being adjusted and inspected.
  • MEP detail and start up activities are ongoing.
  • Mechanical penthouse detail and start up activities continue.
  • Lobby and other fit out detail work continues.
  • Garage finish work continues.
  • Punch-list work is underway on the building’s interior and exterior as well as on the land/hardscaping areas.

Weekend Activities

  • On Saturday, December 6 carpenters will be working on the bioswale deck. 
  • On Sunday, December 7 no work will take place.

  • Pavers will continue to be placed near the water features, at the shared use path and other areas.

Streetscape and Western Avenue
Weekend Activities

  • On Saturday, December 6, crews will be installing electrical conduit across Western Avenue, maintaining two-way traffic with police details, cones and signage. Curbing and ramp preparation work will also take place on the Harvard Business School side of the street.
  • On Sunday, December 7, no work will take place.

Weekday/night Activities

  • Sidewalk ramp installation, manhole/drain work and electrical conduit install across and on the Harvard Business School side of Western Avenue will continue to prepare for milling and paving. The roadway will be narrowed and two-way traffic maintained with police, cones and signage to direct traffic. The work will begin at 9:30 a.m. and the trenches will be backfilled and/or plated at the end of each shift.
  • Milling of the old asphalt is currently planned for Thursday, December 11 and Friday, December 12 from 9:30 a.m. to 3:30 p.m. between National Resilience and Hague Street. One lane at a time from Hague Street to National Resilience, will be available, leaving a rough driving surface until the next week when paving is anticipated. Police details will be on onsite to direct traffic, pedestrians, cyclists and maintain access to the MBTA buses, to garages and parking lots.   • The fence between Hague Street and Trotting Avenue will be moved off the street at the end of the week.
  • Sidewalk crews will be placing concrete working between Milestone Street and the National Resilience entrance.
  • Paver install will take place.
  • Site furnishes will be installed.
  • General clean-up and fence removal will take place at Milestone and Trotting North.

ERC Balance 1.4 Streetscape

  • Crews will continue to prep the lighting load center which arrived last week for install at the Trotting Ave location.
  • Low voltage conduit install is underway along interim Trotting Ave.
  • Ongoing site maintenance continues.
  • The Eversource feed to Western Ave is ongoing.

Building Mock-Ups

  • Removal of the building mockups on the corner of Hague and Rotterdam Streets is underway. The demolition work began on December 1 and is mainly taking place from inside the Hague Street lot. During demolition, a lane on Rotterdam Street will be used intermittently. The work will continue for two weeks and will generate noise. Mock-up materials will be disposed of inside the site with equipment using the Hague Street gate.

General

  • The projects work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/Sundays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m. Crews will coordinate work in accordance with building operations for those buildings that have opened.
  • Drones will be in use bi-weekly to monitor construction progress on site.
    • Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
    • Weekly flights are weather dependent and are scheduled one weekday morning.
    • A drone flight is planned on Thursday, December 11.

North Allston Storm Drain Extension Project (NASDEP)
The NASDEP, a project designed for Boston Water and Sewer Commission (BWSC) to alleviate the existing inundated storm water systems in North Allston, continues with enabling work on the ERC site.

  • South of Science work between Rena Path and Rotterdam Street is complete.
  • Traffic markings will be completed.

92 Seattle Street 

  • The building is occupied.
  • Flooring contractor will mobilize at an occupant agreed upon time.

175 North Harvard Street Project Construction
The following is an overview of the work taking place at the 175 North Harvard construction site at the future location of the new Harvard University affiliate housing building and American Repertory Theatre (ART):

  • The scaffolding lift system is being removed where curtainwall installation and masonry are complete. Brick work on scaffolding is underway in the tarped area on the north side of the site (the Harvard track side). Temporary heaters have been set up in this area. Brickwork is nearly complete on the low-rise and the mid-rise and on the south side of the tower. Some brickwork will be taking place in the courtyard. Two cranes are supporting the brick installation. Mechanical, electrical, and plumbing trades continue working on multiple levels. Miscellaneous deliveries to the hoist will continue. The hoist is targeted to be taken down the first week of January, which will require some after-hours work. Elevators will be active once the hoist is removed right after the New Year. Finishing work and interior fit outs starting on the lower floors continue throughout the building. Dry wall work is underway on the upper levels. Dry wall deliveries are slowing down, yet continue to take place on Wednesdays from 3 p.m. to 6 p.m. and on Saturdays. Drywall should be completed by the end of the year. Some finish framing work continues in the building. Window installation is complete, except for hoist area infill work taking place later this winter. Kitchen and bathroom work continues. Some drainage and small utility work continue. Ramp work in the garage will start soon. Lighting has been adjusted to account for the shorter days. Post-Thanksgiving, crews are mostly working in the interior of the building.
  • Foundation work for a new bike pavilion is underway. Work will continue on the pavilion into the winter with different trades working at various times, which will produce some intermittent noise. A mobile crane (boom truck) is used intermittently.
  • Perimeter jersey barriers and fences will be relocated in support of the exterior sitework. Security and 24-7 monitored camera coverage will be maintained with appropriate signage.
  • PLEASE NOTE: South Campus Drive will be closed to vehicles during regular work hours through May 2026 from 7:00 a.m. to 4:00 p.m. to accommodate crane access and large delivery vehicles. The road will be open to traffic each day after 5:00 p.m. Adjustments have been made to roadway lighting to account for the shorter days.
  • Access to Ivy Lane for the general public and the Continuum, Sloane’s, and Trader Joe’s deliveries will remain a priority. If necessary, construction delivery vehicles will be diverted until they can unload in a way that does not impede traffic on Ivy Lane.
  • When South Campus Drive is closed, all traffic leaving the Continuum and Trader Joe’s parking garage will be instructed to make a right turn only out of the garage. Signage will be provided to divert traffic as needed, and police details will be on site to provide assistance. The signage will be covered after the end of each shift so vehicles can use South Campus Drive.
  • A light pole has been removed along the walking path adjacent to McCurdy Track along South Campus Drive to provide truck turn radius access for trailers.
  • Wheel washing and street sweeping continue to ensure soil is not being tracked through the neighborhood streets.
  • On the new American Repertory Theater (ART) work site, mass timber structural and detail installation is complete. Roofing is ongoing. Masons are also working on walls. Exterior façade and window work is underway. Staging is up to support the brick façade work and will be removed soon on the courtyard side of the building. On the north side of the building closer to the Harvard track, winter scaffolding wrap is in place for the brick work, which is scheduled to be completed on that side later in December. A multi-trade scaffolding system is set up by the chimneys and will continue through December. A crane will be on site to assist with the scaffolding on Tuesday or Wednesday, December 9 and 10. Miscellaneous steel installation will wrap up by the end of December. All mechanical, electrical, and plumbing trades are working. Drywall work is taking place around the mass timber components. Wood protection trades and mechanical systems installation continue. Concrete slab placement continues. Exterior tarp protection at openings is installed throughout the building. Exterior wall framing and insulation to prepare for wood cladding installation will come around from North Harvard Street sections of the building followed by the two sections along Ivy Lane. Work on overhead balconies and catwalk systems continues into December. The building is on schedule to be weather-tight by mid-December. Daily steel, block, and wood deliveries continue. Temporary heaters are in use.
  • Drones are flying over the site on a bi-weekly basis to capture project progress.
  • Work will be taking place at the affiliate housing building on Saturdays, December 6 and December 13, doing mechanical, electrical, and plumbing work, exterior masonry, some interior finish trades and general clean up. Some Saturday work can be expected each week going forward. Road closures are not anticipated on Saturdays.
  • A crew at the ART project will be working on Saturday, December 6, installing roofing, curtainwalls, and tarps at temporary openings as well as general clean up. Saturday work can be expected through the winter.
  • The contractor at the affiliate housing building plans to work on Sunday, December 7, to complete some roofing work.
  • There is no work taking place at the building mock-up across North Harvard Street.
  • The projects are under camera surveillance, with live monitoring and audible messaging.
  • The project’s regular work hours are Monday through Friday, 7:00 a.m. and 6:00 p.m. and Saturdays as permitted by the City of Boston from 7:00 a.m. to 6:00 p.m.
  • Off-hours water management may be needed for the ART mass timber roofs and structures during and after rain events.

210 North Harvard Street

  • Eversource or Verizon will remove an old pole and power line.
  • The bakery Sofra is open. 

168 Western Ave

  • Warranty flooring work is scheduled from December 22 through January 9 which includes prep, flooring and restoration.  Multiple storage units will be set up outside Crimson Catering and possibly in lot for equipment during work.
  • Two exterior concrete pad placements and related work may take place.

100 Holton Street

  • A roofing project on two back older sections of the roof of 100 Holton St started on September 2.
  • Crews continue to make repairs and applying a liquid applied roofing membrane on the roof above Red Sky Studios and other businesses at the back of the building closer to Everett Street. The product approved by Harvard’s Environmental Health and Safety department.
    • Targeting project completion in December.
  • Storm project will take place next spring.

38 Travis Street

  • A drainage project is underway in the parking lot.  
  • Soil preclearing and drainage infrastructure installation will occur.
